Project included a $3.5 million industrial development project on 7 acres of land purchased at the former US Steel plant in Falls Township, PA by HFH Real Estate. Services included site selection, pro-forma analysis, assistance with private & public financing sources, local land development approvals, tenant negotiations, preparation of construction draws & budgets and owner’s representation through design, construction and occupancy.

Project involved the construction of two separate 25,000 SF industrial buildings. Public and private financing for this project included a $2.7 million tax exempt bond issue from the Pennsylvania Economic Development Financing Authority (PEDFA), a $50,000 Enterprise Zone grant from the PA DCED and a $200,000 machinery & equipment loan from the PA Small Business First program.
