Project
included the adaptive reuse of a vacant 62,000 square feet
warehouse and office building into a state-of-the-art Biotechnology
Research Center, owned and operated by the Bucks County
Biotechnology Partners, a non-profit corporation formed
by Delaware Valley College and the Hepatitis B Foundation.
Tenants include Drexel University College of Medicine, Institute
for Hepatitis Viral Research, Delaware Valley College and
start-up biotechnology companies.
Services as project manager/developer included
site selection, consultation on acquisition and financing,
leasing, development, grant administration of $7.9 million
Redevelopment Capital Assistance Program grant funded by
the Commonwealth of Pennsylvania and oversight of the total
development project.
Sika Manufacturing Facility
Client: HFH of Georgia, LP (Sept
2003 – Mar 2004)
Project Size: 21,526 SF Industrial Building, 4.5
acres, $1,950,000
Financing: Liberty National Bank (Construction),
GE Capital (Permanent)
Location: Sarasota Commerce Center – Conyers,
Rockdale County, GA
Project includes the development of 21,500 square feet state-of-the-art
industrial facility for Sika Corporation, a wholly-owned
subsidiary of Sika AG of Switzerland, a $1.5 billion international
company. Facility will house Sika Corporation’s southeastern
US Blending Facility, which will manufacture and distribute
Sika’s liquid admixture products for the concrete
industry. Sika Corporation will lease the special purpose
build-to-suit building from HFH of Georgia, LP.
Services include site selection, acquisition,
financing, leasing, land development, design and construction.
Building is designed as build-to-suit for tenant including
drive-thru facility, rail service, 34’ ceiling heights,
three thousand square feet office space, reinforced concrete
pads for tank placement and special interior mezzanine construction.
